説明 | ═════════════════════════════════════Note for StudentsDid you come to this page for information about North Lodgeor Emily Bowes Court, Unite Student flats at Tottenham Hale? If so, please click here for more up-to-date photos and information.Maybe you've read negative comments about Tottenham and are worried about exploring the local area? If so, please ask for advice from the staff at North Lodge and Emily Bowes Court - especially those who live in Tottenham themselves. You can also get practical advice from local people. For example, the nearby residents' associations. ═════════════════════════════════════Photo above taken on 30 August 2011. Unite's second student block was under construction at the north-west corner of the Hale Village site. Photo from Watermead Way.North Lodge is the building on the left. It will house 528 students. On the right of the photo is Emily Bowes Court. And in the middle, the new flats of De Havilland Court. In 2011 I was still an elected local councillor. The company Unite Students invited me - and I assume other Haringey councillors - to the "Topping out" ceremony for North Lodge on 29 September. My invitation letter said: "North Lodge has been designed to provide more affordable accommodation for London's students in time for the 2012 /13 academic year, when the much-trailed rise in tuition fees takes effect." Unite Students went on to claim that its: "investment in two sites in this major regeneration scheme will bring to Haringey the spending power and community engagement of 1,211 full-time university students and, in the process, relieve pressure on private rented accommodation."Given the University fees increase, I wondered how much spending power these students could actually bring. Although to be fair, in September 2011 Unite's webpage did mention " . . . the lively cosmopolitan street markets on the High Road [Tottenham] and at Bruce Grove", as well as the Retail Park near Tottenham Hale Station. (While adding that: "Highbury and Islington are two stops away, a stylish area with bars, clubs and restaurants". Interesting Claims?Of course Unite Students was never going to suggest that pressure on private rented accommodation might have been better relieved if the Hale Village site - formerly public-owned land - had been used to create mixed use housing similar to the nearby Ferry Lane Estate.Nor would I expect Unite to mention that especially in a poor area like Tottenham, the increased fees, and the Coalition Government's withdrawal of EMA (the Education Maintenance Allowance) cut the numbers of young people who can afford to go on to further and higher education.Erasing Memories?Unite Student's invitation letter touched on a central issue facing Tottenham. "We hope that the changing face of Tottenham Hale will soon erase memories of this summer's disturbances. To help with the short term impact on the community, Unite is holding the" [topping-out ceremony] "in aid of the Tottenham Fund and will make a donation to the fund to mark the event."Perhaps you are puzzled by the vague phrase: "this summer's disturbances"? If so, let me explain.Unite was referring to the night of 6/7 August 2011. But for these events truthful and accurate words are particularly important. Let me state unequivocally that on that night Tottenham did not have "disturbances". Nor was there unrest, or an interruption, nor an agitation. Even the words commotion, tumult, or uproar don't apply. And - to quote George Orwell - it wasn't double-plus ungood.Following the killing of Mark Duggan, we had a riot, with looting and arson. I can understand why, as a huge commercial company, Unite Students would like a memories to be short. But they are wrong. We need accurate truthful recording; not deliberate forgetting. Memories will not and must not be "erased". "Those who cannot remember the past are condemned to repeat it." It quoted from a report by the property firm Savills, in May 2009 which said that student numbers in London were growing 15 times faster than the supply of student homes - compared with a national ratio of 10 to one. Savills wrote that:"Student housing continues to offer investors attractive investment returns, long-term income streams, rental growth prospects and high occupancy rates."Savills said Unite was the largest supplier of student units in the UK - then managing 36,700 units.§ An excerpt from "The Principles of Newspeak" an appendix to 1984, Written by George Orwell in 1948.____________________[Link to "Inside Housing" article corrected 29 July 2012].
